Property Improvements

All associations require approval before improvements or modifications are made to your home or unit.

Updating the Look of Your Home

Most exterior changes require approval under your Association’s covenants (CC&Rs).
Common projects needing approval include: painting the house, doors, or fences; adding lights or cameras; installing or replacing gutters; modifying driveways or walkways; or generally any change to your home’s exterior appearance.
Always submit a request before starting to ensure compliance and avoid costly rework.

Updating the Look of Your Home

Planning a shed, fresh landscaping, or even a pool? Most additions require approval before you start. Getting approval first saves time, money, and headaches later.
Common additions needing approval include: storage sheds, major landscaping changes, solar panels, playsets or swing sets, and pools, patios, or decks.
For condominiums, approval may also be required for: balcony enclosures, hurricane shutters, awnings, satellite dishes or antennas, rooftop equipment, or installing EV chargers.
Rule of thumb: When in doubt — ask first, build second.

Making Repairs or Replacements

Even with regular upkeep, homes eventually need repairs and replacements. Many of these projects still require committee approval to ensure consistency with community standards.
Typical repair projects needing approval include: roof replacements, window replacements or upgrades, and fence repairs or replacements.
For condominiums, approval is also often required for: installing or replacing HVAC units, major interior renovations that affect plumbing, electrical, or structural walls, and flooring changes inside the unit.
Remember: approval first, repairs second.

If you don’t see “My ARC Plans,” Sunshine does not process ARC requests for your Association. Please contact your community’s Architectural Committee directly.
