The Basics

What should I do if shingles are missing from my roof after a storm?

If your roof is damaged in a storm, your first priority should be to protect your home from further damage. Tarp or cover the exposed area as soon as possible.

For permanent repairs or replacement:

  • ARC/ACC approval is required before replacing a roof, even after a storm. Committees work as quickly as possible after major events to review applications, but approvals are still necessary.
  • Beware of contractors who knock on your door and say they can replace your roof immediately. Roof replacement requires a permit, and reputable contractors will follow the proper process.
  • Repairs and replacements must match the existing roof color as closely as possible. Contact Sunshine for the approved shingle color in your community.

For townhome owners:

  • In many townhome communities, the Association maintains or replaces roofs only for normal wear and tear.
  • Casualty losses (like hurricane damage) are usually the responsibility of the owner under the governing documents. Make sure you have proper homeowners’ insurance to cover these events.

👉 Always review your documents and confirm responsibilities with the Board or Sunshine before proceeding with major roof work.
