- ARC/ACC approval is required before replacing a roof, even after a storm. Committees work as quickly as possible after major events to review applications, but approvals are still necessary.
- Beware of contractors who knock on your door and say they can replace your roof immediately. Roof replacement requires a permit, and reputable contractors will follow the proper process.

For townhome owners:
- In many townhome communities, the Association maintains or replaces roofs only for normal wear and tear.
- Casualty losses (like hurricane damage) are usually the responsibility of the owner under the governing documents. Make sure you have proper homeowners’ insurance to cover these events.
