What are “reserves” and why are they important in condos?


Reserves are funds set aside for large, future expenses such as roof replacement, painting, paving, or structural repairs. Florida law requires condominiums to budget for reserves, and as of 2025, “structural integrity reserves” for critical components must be fully funded. This ensures the building remains safe and financially prepared for major projects.
