This is my first time living in a homeowners or condo owners’ association — how does it work?

When you purchase a home in a community, you automatically become a member. Membership comes with rights and responsibilities outlined in your governing documents (Declaration, Articles of Incorporation, Bylaws, and Rules & Regulations).

The HOA is managed by a volunteer Board of Directors elected by homeowners. The Board makes decisions, manages finances, enforces rules, and oversees common area maintenance. Sunshine provides administrative and financial support so the Board can focus on leadership.

Homeowners pay regular dues (assessments) to fund operations like landscaping, insurance, utilities, and reserves for long-term repairs.
