Sunshine Association Partners is a Florida-based boutique firm. We’re new by name, but our roots in the Florida association community run deep.

How Sunshine Began

While owning and operating a successful Tampa Bay–based management company together, Rick Pitrowski and Krista King saw a growing need for a needs-based, remote alternative to full-service management. They launched Sunshine to deliver that hybrid model—allowing Boards to retain on-site control while Sunshine manages the back office.

Proven Track Record

Their former company earned a reputation for attentive service, strong client relationships, and consistently exceeding industry standards. Sunshine carries that same ethos forward in a focused, boutique format.

With Rick now retired, Sunshine is led by Krista King, known for her responsive service and deep knowledge of the Florida community association landscape and best practices. She has shaped Sunshine into a model that’s intentionally lean, highly selective, and deeply personal.

Originally from just outside Colorado Springs, Krista King relocated to Florida in 2016 and now calls the Tampa Bay area home, where she lives with her husband and their three rescue dogs.

Krista is committed to professional excellence and ongoing education. She is a Florida-licensed Community Association Manager (CAM) and an active member of the Community Associations Institute (CAI). Krista holds the industry-recognized CMCA® (Certified Manager of Community Associations) and AMS® (Association Management Specialist) credentials. She also maintains certifications in Green Industries Best Management Practices (GI-BMP) and Florida-Friendly Landscaping™ (FFLPC), reflecting her focus on sustainable landscape practices that matter to Florida communities.

Over the years, Krista has personally managed more than a dozen communities at a time while also overseeing the full operations of a successful association management firm. That experience means she not only understands the day-to-day needs of Boards, but also how to build systems, maintain financial accuracy, coordinate vendors, and lead with consistency. Her track record shows that Sunshine’s intentionally lean model isn’t a limitation—it’s a reflection of Krista’s ability to deliver high-quality results without unnecessary overhead.

When she’s off the clock, you’ll find Krista hiking, traveling with her husband, enjoying beach days, and spending time with her pups—ideally with a good margarita in hand.
